Coed Gelli is a lease hold woodland with 938 years remaining. The cost of the lease is just £1.75 per annum. The lease gives many rights to the lessee such as the right to erect buildings, dwelling houses, tracks, plant machinery, saw mills, steam engines etc (subject to conditions within the 1949 lease).
On site there is the beginnings of a tree nursary (in raised beds) which already has a stock of trees ready to be transplanted out into the wood land. These trees consist of walnut, sweet chesnut, ash, oak and sycamore. This Woodland for sale Wales would make a perfect weekend retreat.
Planted Ancient Woodland Site
Coed Gelli is classed as a “paws” site which means that it’s a Planted Ancient Woodland Site and that it has a significant native species remnant growing on the site. The predominant native species growing on site are ash, oak, hazel and hawthorn.
There are also quite a lot of sycamore trees which are great for a fire wood business as they grow quick and are not classed as native. This means they are not so valuable and therefore you won’t feel bad chopping them down!
Native Flora and Fauna
Coed Gelli has established ancient flora and fauna like blue bells, snow drops, wild garlic, primrose, woodland fern etc these species of plants can take up to 800 years to establish themselves within a wood and only tend to grow in broadleaf woods. They truly are beautiful in season which gives Coed Gelli a very clear advantage over other planted coniferous woods around.
In balance to this overwhelming native ancient feel Coed Gelli was planted with Douglas fir, Larch and Poplar in the 1950′s by the forestry commission. These non-native trees have grown really well and are ready to be harvested. There are many many good valuable trees of this type growing amongst the true native trees.
The best bit about these species growing on the property is that they are so durable and good for planking, using for fencing and logging. They generate a really solid income and nobody has a problem chopping them down as doing so creates space for other trees to grow in their place. Native Wildlife
A large badger set is housed within the wood. The badgers that live there are often spotted playing with each other. It another asset to the woods to have this protected species dwelling within the woodland.
A small pond is situated near the tree nursary. It is encouraged to have ponds within woods as it adds to bio diversity attracting a medley of wildlife from newts to dragon flies it also provides the perfect conditions for plants like iris’s and water liles.
Buildings and Facilities
There are three buildings erected within the woodland.
Storage Shed
The first is for the storage of forestry based tools and equipment. It is roughly 18 foot by 24 foot in size. It was constructed solely with a chainsaw using big section timber jointed with mortice and tennons. It also has a green roof consisting of roughly 3 tonne of soil with the ground flora and fauna from the woodland floor.
Large Barn
The barn is for the dry storage of a bandsaw, planked timber, logs and kindleing. It is roughly 60 foot by 45 foot with a clearance height of 13 foot so that forestry tractors can operate inside. It is constructed using larch tree trunks buried 3 foot in the ground with a 7×3 inch frame on which 3×4 inch perlins sit. The roof is on top. It has a stationary band saw fitted inside which isn’t up and running but the woodland will be sold with this machine, the rollers, the 20 foot bed and the engine and gearbox to drive. It is a very professional set up the like of which can only be seen in full time established saw mills.
Secondary Storage
The third is a building on the railway siding next to the old line it is quite small but is useful as additional storage. The old railway line is now used as an access track. Originally during the area’s industrial past the top track at Coed Gelli was a railway line carrying bricks from the adjacent brick works to the Llangollen canel a short walk from the woods.
Tracks
There are good tracks throughout the majority of the wood giving the ability to harvest timber easily and planning permission to complete the last track necessary.
This woodland could readily be used as a commercial forestry business or for its high levels of amenity value.
Whilst purchasing the lease hold of Coed Gelli does not give you shooting rights the owner of the lease has an ability to keep down “black game” if you are into your shooting you would have the right to shoot rabbits, foxes, deer, crows, magpies etc. Basically anything that isn’t “game” – pheasants, ducks etc.
